The May 6, 2015 regular meeting of the Point Pleasant Beach Planning Board opened at 7:30 pm. The Clerk read the notice of compliance with the "Open Public Meetings Act. Present were Board members Mr. Dooley, Mr. Ritchings, Mr. Winter, Chairman Highton, Ms. Devon, Mr. Cavagnaro, Mr. Corbally and Councilman Migut
Absent: Paesano
Also present: Karen Mills, Board Clerk/Secretary, Dennis Galvin, Board attorney and Ray Savacool, Board Engineer

Motion by Mr. Winter, second by Councilman Migut to memorialization the minutes of April 1, 2015 –
In favor: Dooley, Winter, Highton, Migut, Devon and Cavagnaro
Opposed: None

Motion by Mr. Ritchings, second by Ms. Devon to memorialize the action and vote approving Resolution #2015-379 of Nascimento/Maria Ruela – 334 River Avenue (minor sub division)
In favor: Dooley, Ritchings, Devon, Cavagnaro and Highton
Opposed: None

Letter to amend resolution #2013-359 – John Vitollo – Requesting to make a design modification and make the front landing smaller.
Motion by Councilman Migut, second by Chairman Highton to approve the design modification

Application #2015- 380 –Minor Subdivision - John Amelchenko – 421 River Avenue – Block 112; Lots 10 & 11 –
Mr. Dooley and Mr. Winter have stepped down from the following application.
John C. Amelchenko, applicant, sworn stated that he is seeking minor subdivision approval to adjust the lot line between the two lots, which are presently used together. The proposed lot line adjustment is irregularly shaped. The existing lot is approximately 100 feet in width and 230 feet in depth. The existing dwelling situated on the property was designed by Alphyon Richardson. It was constructed in 1919, and has been recognized by the Borough’s Historic Preservation Commission.
The applicant and his wife would like to sub-divide the lot but part of the existing home crosses over the lot line. They would like to preserve the existing home in its entirety so the subdivision line will require bump outs (irregular line); the mud room projects out over the 50 foot division. Dennis Galvin said that he would like to reduce the twist and turns in the lot line. Could any of the bump outs be eliminated? John Amelchenko stated that the irregular lot line would be required to keep the lots conforming.
The board discussed alternatives to the irregular lot line but concluded but keeping the existing home in its entirety was the best option.

Councilman Migut – No variances are required; lots well above required size for the zone. The jog in lot should not matter because it is set back from the street. In favor
Ritchings – Creative lines – Does not see any problem with it. In favor.
Motion by Councilman Migut, second by Mr. Ritchings to approve application #2015- 380 –Minor Subdivision - John Amelchenko – 421 River Avenue – Block 112; Lots 10 & 11 –
